Tips for a Better Landlord

If you are the landlord of a building and like to keep your tenants happy, then you should be aware of the different aspects of a landlord’s responsibilities. If you have recently become a landlord and need advice, you have come to the right place. Here are some tips that will help you be a better landlord and keep progressing to ideal levels.

  • You should always listen to your tenants’ needs. If they have reasonable needs, like if something is not working, make sure to fix it in the fastest way possible. You do not want them waiting for something to be fixed when it should have been working, unless they broke it themselves, of course.
  • Do regular maintenance on unused flats or houses. An empty lot is a subject of house cleaning because your real estate agent may bring potential tenants any moment and they should always see the house in its best possible way. If you cannot do it yourself, then hire a cleaning company to pay regular visits to the lot and keep it in shape and marketable.
  • The same goes for the garden. You need to keep the garden in shape because first impressions are always important. Less people will even think about going into the house if they see an overgrown and unkempt garden awaiting to be crossed. Clear it up every now and then and hire somebody to mow the lawn if you cannot do it yourself.
  • Always be ready with answers. If the tenant wants to do something with his or her flat or house, you should be ready to say if he or she can or cannot make any changes. Also, if the tenants are merely looking for a certain repairman, or even just the cable or internet providers around the town, be sure you can list at least two or three reliable ones. You can give the tenants the name of the repairmen you use and this way they will not have to go through you to find one, though that is a good way of knowing what is broken and what will need further inspecting when looking for reason not to give back the deposit.
  • Speaking of inspections, do them regularly. At least once a month you should be able to invite yourself in your tenants apartment and look for irregularities. Some tenants are troublemakers who do not want to pay for any damage they did, others are just too timid to tell you about something being broken. See for yourself what is working and what is not and take measures as you see fit.
  • If you do not want to be a hands-on approach type of landlord, then look for a property manager to hire, and make it a reliable one. If you know somebody who can do the job personally, acquire his or her services and let him or her deal with your tenants.
